Can an Individual Flat Owner Go Solar?

Yes — if you have exclusive access to a portion of the rooftop, you can install a rooftop solar system under your own KSEB consumer number and claim the full PM Surya Ghar subsidy. The key requirements are that the installation is registered under your electricity connection and the roof space is clearly attributed to your unit. In practice, this works best in low-rise apartment buildings where individual flats have dedicated terraces or roof sections.

What About Common Area Solar for a Housing Society?

A registered housing society or apartment association can install a solar system on the common roof and use the generated power to offset electricity consumed in common areas — lobby lights, lifts, water pumps, security systems, and exterior lighting. This is one of the fastest-growing applications of solar in urban Kerala.

Key Challenges for Apartment Solar

  • Collective decision-making: All residents or the managing committee must agree to the installation. A general body resolution is typically required.
  • Shared roof rights: The roof must be clearly owned or managed by the association, not disputed between flat owners.
  • Structural assessment: High-rise buildings require a structural engineer's certification that the roof can bear the panel load.
  • Subsidy route: Individual flat plants follow the residential PM Surya Ghar slabs. Common-area plants for Group Housing Societies / RWAs follow the society CFA rate (see our apartments page for approved figures).

What Is the Best Approach?

For individual flat owners with dedicated roof or terrace access — apply through the PM Surya Ghar portal with a PM Surya Ghar empanelled vendor where the society permits it. For housing societies — begin with a free feasibility study covering roof, shade, structure and twelve months of common-area bills.
